Accessory Buildings

Required Inspections

  • Construction of a shed, garage or accessory building requires the following inspections:
  • Footing (before concrete is poured)
  • Rough framing
  • Final (when structure is complete)

Structure Requirements

Information regarding Accessory Structure Standards can be found in Chapter 1131.07(A) of the Fairfield Planning and Zoning Code.

  • An accessory structure shall be located in the year yard, unless specifically exempted. 
  • A minimum side and rear yard setback of six feet is required.
  • A maximum of three enclosed accessory structures are permitted per lot. Enclosed accessory structures are those which are greater than 100 square feet in area and are enclosed or partially enclosed with a roof. Examples of such enclosed accessory structure include, but are not limited to, detached garages, storage sheds, greenhouses, gazebos, pergolas, porches, and patio covers.
  • Only one of the maximum three permitted enclosed accessory structures may be a detached garage.
  • The maximum area occupied by accessory structures (inclusive of all accessory structures) shall be 20% of the rear yard.
  • The cumulative square footage of all enclosed accessory structures, excluding detached garages, is 300 square feet. On lots which are greater than one acre in size, the cumulative square footage of all enclosed accessory structures, excluding detached garages, is 400 square feet. On lots which are greater than two acres in size, the cumulative square footage of all enclosed accessory structures, excluding detached garages, is 500 square feet.
  • The exterior wall surface of an accessory building or structure, if greater than 100 square feet, shall not be made of metal, resin, plastic, fabric, non-finished composite material, or concrete masonry units (CMUs)/cinderblocks.
